Damp patches on walls or ceilings can be easy to dismiss, especially in colder months. But not every damp mark is caused by condensation from daily activities like cooking or showering. Some are early signs of more serious issues, like rising or penetrating damp—and acting quickly can save you time, money, and further damage down the line.

So how can you tell the difference?

  • Condensation tends to appear on cold surfaces such as windows, mirrors, and external walls. It’s often accompanied by water droplets, black mould, or a musty smell. If you’re seeing it mostly in the mornings or in poorly ventilated rooms, it’s likely condensation.
  • Rising damp shows up as a tide mark on walls, usually up to a metre high. You might also notice peeling paint, crumbling plaster, or salt deposits. It happens when groundwater travels up through walls due to failed or missing damp proof courses.
  • Penetrating damp is often caused by external defects—like damaged brickwork or leaky gutters—allowing water to seep in. You’ll typically see isolated damp patches on walls or ceilings, especially after heavy rain.
